attraction this inactive volcano gets many visitors from US and Europe during
the year. It is located at the back of the property about 10 miles away.

This property is located in Chinandega, Nicaragua.
According to the Nicaraguan law, a Non-Nicaraguan:

No. If you are not, or do not want to be, a
Nicaraguan Permanent Resident :
All you do is to go to any Immigration office (there is one in
Granada and in Managua) and extend your tourist visa for 3 or 6 months.
We have clients that live in Nicaragua that have been doing that for years.
Pay a small fee and get a tourist visa for six or three months in less than an

People from Nicaragua and Chinandega are very friendly and easy to talk to. The
area is very safe due to its low population and absense of guns.
Pace of life is slow and relaxing.
Many expatriots from diffenert countries already have invested and live in the

11. HOSPITALITY
- CULTURE
In the Cosiguina area of Nicaragua, visitors and investors receive
"preferential treatment" by the local people. This happens because local people,
not only welcome foreign investment but they are also very hospitable. This is a
very open-minded society, culturally diverse that welcomes visitors and
potential investors.
12. SURFING
Most of the Pacific Ocean in Nicaragua
has good surfing.
In front of Parcels 14,15,16, 17,18, 0,1,2, 3,4,5,6,7,8,9 the sea is calmer for swimming and has some surf waves.
At the Ocean in front of Parcels 10-13 you get good surf waves.
Also surfing is safe since the ocean has not any rocks just white sand beach.

13. What about Insects, mosquitos etc ?
The property has no stagnant
water or mangroves so insects can not reproduce.
The nice breeze that goes through
the property keeps it free from insects.

In case of emergencies there are small hospitals
in Potosi (20 min away) and several hospitals in Chinandega (2 hours away)hospital.
Also Managua is 3 hours away by car.

No vaccinations are required.

TIDE ?
The water high tide is 2 foot max.
The property has an altitude of 12 meters or 40 feet above the water level.

We get our water from a well. By means of a
water pump the water supplies are stored in a water
tank on the top of a water tower. The well water is used for bathing, washing
etc.
For drinking purposes we buy purified bottled water.
Well water can become drinkable if treated through chlorination and
carbon filters.
21. ELECTRICITY -
Generator
Electricity can be generated
through gas or diesel generators, and solar or wind generators. Gas or diesel
generators are inexpensive and can be bought in Managua or Chinandega.
The property has electricity provided through a gasoline
generator.Also we give you a second one for a spare.
21A. ELECTRICITY - SOLAR
or WIND POWER
If you need
Wind or Solar system TECNOSOL or ECAMI (www.ecami.com) or any other company can come to your parcel give
you the quote and install it all for you.
A mixed Wind -Solar System that can run a whole house about 6000W costs about
$7-9000 installed. That includes Solar Panels, Solar Batteries, Wind turbines,
Controller etc
22. COST OF LIVING
Cost of living in Nicaragua is quite inexpensive.
Salaries are also very low.
An average daily salary is about 200 Cordobas which is about US$10 per day. Food
(for example beef, fish ,vegetables) and local material for construction,
furniture etc, cost less in Nicaragua due to inexpensive labor.

IMPORTING Goods
These days you can find in Nicaragua almost everything that
you can in the USA or Miami and at approximately the same prices. Nevertheless
if you decide to import merchandise, there are
several marine cargo shipping companies that ship to Nicaragua.
Smaller items you can send them via DHL .Fed Ex and UPS are also available.
24. Fresh Fruit / Vegetable, FOOD deliveries
There are several shops in the area so one can buy fresh fruits and
vegetables.
One can arrange any kind of daily (or every 2-3
days) deliveries of fruits, vegetables or other items with the
caretaker of the property. Fresh fish
is abundant and inexpensive in the surrounding areas.

FLORA - What TREES can GROW there ?
The soil is very fertile. Almost anything
grows on it.
Previous owner used to put crops such as peanuts (mani).
26. Is
it SAFE to TRAVEL & LIVE in Nicaragua ?
The area of Cosiguina is designated as a tourist area is extremely safe.
The area is nice and quiet and very few people pass by.
27.
Caretaker - Maid
We have a caretaker and his wife and their small child that
stay on the property. He keeps the
area clean, cut the weed etc. His wife works as a maid.
They are
employees and have no squatter rights. The future owner decides if he wants to keep them, change them with others,
or let them go.
The combined salary of the caretakers including their food is a total of only
$200 per month.
27A.
What about Squatters ?
There are no squatters on the property. Also the caretaker is there
to assure that no squatters can move in the property. If they do, you can move
them out with the police since you have a Title and they do not. Also it takes
the squaters several years - about 10 years - before they have any rights. In
your case you have a title so you can not lose your property to squaters.
The caretaker has no squater rights since he is an employee and he receives a
monthly salary.

INCOME POTENTIAL - Vacation hideaway
Similar properties in the neighboring
countries of Honduras Costa Rica and Belize sell for five or six times the price
of this island. Accordingly, we predict that the appreciation over the next 5
years will be enormous due to the recent development progress in Nicaragua, also
due to the recent improvement in the political stability.

32. LAST MINUTE. . .DO NOT
FORGET to Bring..
a) Pair of
boots or at least close toe shoes, and a pair of Long Blue Jeans or
other equivalent thick pants (trousers). This way you can hike away on
the properties, over rocks etc.
b) Sunscreen and a cap or a hat for the sun.
c) Cash - US$ Many places in Nicaragua do not process - or delay a lot -
with credit cards, same situation with travelers checques.
US Dollars are accepted in Nicaragua along with the national currency. 1 US$ is about
20 cordobas.
33. ACCESSIBILITY
You first fly to Managua from the US.
Managua is reached directly from Miami, Houston, Los Angeles
and Atlanta by "American Airlines", "Continental", "Taca"
and "Delta".
The property can be reached from the Managua International
airport in 3 hour drive.
