The Neighbouring  area
The area looks like San Juan del Sur before it was developed
The parcels are a rare opportunity since very few exist with that size (14.0 -37.0 acres) and they rarely come on sale especially at that price.

Price
Normally beachfronts in Nicaragua cost about $200,000 an acre or more on the beach
The price of $250,000 for 37 acres is more than an excellent deal.
Our parcels sell for less than $10,000 an acre beachfront !!
Owners are Nicaraguans not US or European expatriots. Americans and Europeans tend to ask higher prices for their beachfronts

Views
This excelent beachfront has nice views of The Gulf of Fonseca .
From the property you have views of various  islands and mainland that belong to neighbouring Honduras and El Salvador.

Location

This property
is located  3 hours by car from the International Airport in Managua (the capital)
1.5 hours Managua to Chinandega
1.5 more hours Chinandega to the property

OSPITALITY - CULTURE
In the Cosiguina area of Nicaragua, visitors and investors receive "preferential treatment" by the local people. This happens because local people, not only welcome foreign investment but they are also very hospitable. This is a very open-minded society, culturally diverse that welcomes visitors and potential investors.

Most of the Pacific Ocean in Nicaragua has good surfing.

Cost of living in Nicaragua is quite inexpensive. Salaries are also very low.

23. IMPORTING Goods

These days you can find in Nicaragua almost everything that you can in the USA or Miami and at approximately the same prices. Nevertheless if you decide to import merchandise, there are several marine cargo shipping companies that ship to Nicaragua.
Smaller items you can send them via DHL .Fed Ex and UPS are also available.

We have a caretaker and his wife and their small child that stay on the property. He keeps the area clean, cut the weed etc. His wife works as a maid.
They are employees and have no squatter rights. The future owner decides if he wants to keep them, change them with others, or let them go.
The combined salary of the caretakers including their food is a total of only $200 per month.

27A. What about Squatters ?
There are no squatters on the property. Also the caretaker is there to assure that no squatters can move in the property. If they do, you can move them out with the police since you have a Title and they do not. Also it takes the squaters several years - about 10 years - before they have any rights. In your case you have a title so you can not lose your property to squaters.  The caretaker has no squater rights since he is an employee and he receives a monthly salary.

28. INCOME  POTENTIAL - Vacation hideaway
Similar properties in the neighboring countries of Honduras Costa Rica and Belize sell for five or six times the price of this island. Accordingly, we predict that the appreciation over the next 5 years will be enormous due to the recent development progress in Nicaragua, also due to the recent improvement in the political stability.
The property can be used as a private vacation hideaway and has good rental potential.

29. Sportfishing  potential
The Pacific ocean offers a variety of species for sportfishing like tuna, marlin, rooster fish etc.

30. Resort - Renting out the property - potential
For example see :
http://www.little-eden-cay.com a luxury island property that can be rented by week. We sold that island to the current owner 2 years ago.

31. TAX  INCENTIVES
The Nicaraguan Government is very supportive of any  tourist activity in the area and gives the investor a 10 year 100% income tax exemption along with a permission to import free from taxes all goods related to your small or big tourist operation. For more info, see our page at:
http://www.nicabeachfront.com/cosi1TaxExemptions.htm
