The island used to be a cattle farm and the previous owner also used
to grow crops such as plantains, corn etc. Also used to fish with nets and line
around the island.
1. ACTIVITIES
The island offers excelent panoramic views of the neighbouring islands, views of
Granada, Volcano Mombacho and the surrounding hills. The future
owner can also enjoy fishing for tarpon, snook, rainbow bass, tilapia or simply relax
under the shade and tranquility of the coconut trees. There is a lot of bird
watching and many ducks around the island. Island has good soil
and any fruits or crop can grow. We have Two horses on the island, can also go

No. If you are not, or do not want to be, a
Nicaraguan Permanent Resident :
All you do is to go to any Immigration office (there is one in
Granada and in Managua) and extend your tourist visa for 3 or 6 months.
We have clients that live in Nicaragua that have been doing that for years.
Pay a small fee and get a tourist visa for six or three months in less than an
hour...

6. LAKE NICARAGUA
( The Surrounding Area )
Covering over 8,000 square kilometers, Lake Nicaragua is the 10th largest
freshwater lake in the world, and by far the largest in Central America. Its
natural history is fascinating; its natural beauty breathtaking. The lake is
believed to have once been part of the Pacific, and was then subsequently cut
off from the ocean by massive volcanic eruptions. Unusual aquatic species,
including saw fish and guapote (rainbow bass), do inhabit Lake Nicaragua.

fish in the lake (which, unfortunately, have been seriously depleted over the
years due to over-fishing), others suggest that these species swam up the Río

The climate is mild and dry similar to California
Although the town of Granada may get hot sometimes, the island is always cool

Brief HISTORY of
Granada |

Founded in 1524 by Spanish Conquistador Francisco Hernández de Córdoba, Granada is the oldest city on the American continent. Prior to being colonized by the Spanish and becoming an important trade route, Granada was the site of bustling indigenous communities. Various exhibits at the Iglesia y Convento San Francisco “Granada’s Convent-Church of San Francisco: A Must-See Museum” give a glimpse of pre-Columbian indigenous life in the area.
In the colonial era, Granada was highly prized for its natural wealth (gold and fertile soils) and easy access to both coasts (the Caribbean via the Río San Juan ; the Pacific via stagecoach). Repeated attacks by pirates and other would-be rulers attest to its highly sought-after status. In their efforts to secure Granada’s lucrative position for themselves and defend against pirates traveling up the Río San Juan from the Caribbean, the Spanish constructed an imposing fortress on the southern bank of the river near Lake Nicaragua. Today, the ruins of this fortress can be explored from the town of El Castillo, which can be reached by boat from Granada or by plane from Managua.
Nicaragua gained independence from Spain in 1821 and, after being part of the Central American Federation for a while, became a republic in 1835. In the years that followed, Granada (by that time quite wealthy and conservative) and León (much more liberal on the political spectrum) often engaged in heavy fighting as each city attempted to establish its supremacy over the other. This ongoing battle came to a head during the 1850s when the feud erupted into a full-blown civil war. A compromise in 1857 settled the matter: Managua was chosen as the capital. The differences between Granada and León in political ideology, however, persist today.

another source of wealth for Granada was the Accessory Transit Company (founded
in 1849) that brought thousands of gold-rushers to California. Surprisingly, in
the mid-1800s, the quickest route from New York to San Francisco was through
Granada via the Caribbean, the San Juan River, Lake Nicaragua, and then by
stagecoach to the Pacific Ocean.

In the Granada and most of Nicaragua the dominant church is the Roman
Catholicism.

People from Nicaragua and the Granada are very friendly and easy to talk to. The
area is very safe due to its low population and absense of guns.
Pace of life is slow and relaxing.
Many expatriots from diffenert countries already have invested and live in the

In the Grenada area of Nicaragua, visitors and investors receive
"preferential treatment" by the local people. This happens because local people,

The landing point is at the pier at the south west side next to the
caretakers house.
The pier can
accommodate boats with up to 6 foot draft.
One can always land anywhere in the west side because it is
always protected.
The wind is always from the north east to the south west.
When there is no wind one can land anywhere around the island.
15. MEDICAL TREATMENT
In case of emergencies there are hospital in
Granada a 25 min boat ride away.
Also Managua is 50 min by car from Granada

?
No vaccinations are required.
If you like to vaccinate that is your choice.
16. What about HIGH -
TIDE ?
During the rainy season rivers flow to the Lake
and the water rises about 2 foot the max.
17. HOW OLD is this ISLAND ?
The oldest existing map of this
island, is the one made by US Corps of engineers in 1920. The island
is known to be at least 200 years old.

WATER
You are in a Lake so you will never have a
water problem.
But we get our water from a well so the lake water gets filtered. By means of a
water pump the water supplies are stored in a water
tank on the top of a water tower. The well water is used for bathing, washing
etc.
For drinking purposes we buy purified bottled water in Granada.
Well water can become drinkable if treated through chlorination and
carbon filters.
21. ELECTRICITY
Electricity can be generated
through gas or diesel generators, and solar or wind generators. Gas or diesel
generators are inexpensive and can be bought in Granada or Managua.
The island has electricity provided through a gasoline
generator.Also we give you a second one for a spare.
22. COST OF LIVING
Cost of living in Nicaragua is quite inexpensive.
Salaries are also very low.
An average daily salary is about 170 Cordobas which is about US$10 per day. Food
(for example beef, fish ,vegetables) and local material for construction,
furniture etc, cost less in Nicaragua due to inexpensive labor.

IMPORTING Goods
These days you can find in Nicaragua almost everything that
you can in the USA or Miami and at approximately the same prices. Nevertheless
if you decide to import merchandise, there are
several marine cargo shipping companies that ship to Nicaragua.
Smaller items you can send them via DHL .Fed Ex and UPS are also available.
24. Fresh Fruit / Vegetable, FOOD deliveries
One can arrange any kind of daily (or every 2-3
days) deliveries of fruits, vegetables or other items with the
caretaker of the island. Fresh fish
is abundant and inexpensive in Granada and the surrounding areas.

FLORA - What TREES can GROW there ?
The soil is very fertile. Almost Anything
grows on the island, remember you have fresh water all around.

Currently the island have banana trees, mango, avocado, palm trees etc
26. Is
it SAFE to TRAVEL & LIVE in Nicaragua ?
The area of Granada designated as a tourist area is extremely safe.
The island is nice and quiet and very few people pass by -mostly fisherman.

Caretaker - Maid
We have a caretaker and his wife and their small child that
stay on the island. He drives the boat
and keep the area clean, cut the weed etc. His wife works as a maid.
They are
employees and have no squatter rights. The future owner decides if he wants to keep them, change them with others,
or let them go.
The combined salary of the caretakers including their food is a total of only
$350 per month.

INCOME POTENTIAL - Vacation hideaway
Similar islands in the neighboring
countries of Honduras Costa Rica and Belize sell for five or six times the price
of this island. Accordingly, we predict that the appreciation over the next 5
years will be enormous due to the recent development progress in Nicaragua, also
due to the recent improvement in the political stability.
The Island
can be used as a private vacation hideaway and has good
rental potential.

FORGET to Bring..
a) Pair of
boots or at least close toe shoes, and a pair of Long Blue Jeans or
other equivalent thick pants (trousers). This way you can hike away on
the properties, over rocks etc.
b) Sunscreen and a cap or a hat for the sun.
c) Cash - US$ Many places in Granada do not process - or delay a lot -
with credit cards, same situation with travelers checques.

We have many visitors and we try to schedule them ahead of time to see our
properties. We can not react if you suddenly arrive in Managua and then call us.
Reason 2 :
In the past we had people scheduling and not showing up.
So we had to pay the boat, taxi, cook, who were waiting for the visitors that
